GOOD NEWS FOR HOME BUYERS (and SELLERS, too)!
The $8,000 Home Buyer Tax Credit that was set to expire November 30 has been extended and expanded!
The housing tax break for first time buyers is now available to buyers who sign a contract by April 30, 2010, and close by June 30, 2010. In addition, other buyers who have lived in their current residence for at least five years of the last eight but want to relocate to a new primary residence can receive a credit of up to $6,500 - the incentive for these "move-up or move-down" buyers will begin on December 1st of this year. To read about the Home Buyer Tax Credit extension, please take a look at this information from Realtor.org or read a detailed explanation on the IRS.gov web site----OR I'd love to discuss it with you directly if you'll call me at 919-818-3450.

While residents of the area smile and accept the honors modestly, we invite you to examine the articles in detail---and also glimpse a few of the reasons below that the Triangle is a magnet for nice folks looking for a great place to live. BACKGROUND INFORMATION ON CARY: Founded in 1871, Cary is a beautiful, thriving community in the heart of North Carolina adjacent to the renowned Research Triangle Park. Tree-lined streets, well-groomed subdivisions and office parks, and numerous environmental accolades attest to the fact that Cary has grown the right way as its population has reached 111,000 residents and it has become the state’s seventh largest community, a community that’s still officially named the Town of Cary. Cary is currently ranked the ninth safest of 354 large cities in America and the safest in the South, and Cary has been in the Top 10 safest cities in the nation since 2000. The Town’s police, fire, and emergency medical services are all nationally accredited as is its parks, recreation, and cultural resources department. Being no farther than 20 minutes from major universities such as Duke, North Carolina State, and the University of North Carolina, it's no wonder that education is an important part of Cary life. In fact, more than two-thirds of adults in Cary hold a college degree, and Cary is purported to have more PhD’s per capita than anywhere else in North Carolina . Other Select Cary Superlatives The first municipality in the state to save drinking water by reclaiming treated wastewater for irrigation and industrial use; A perennial recipient of the Tree City USA award because of its long-term commitment to urban forestry; Recipient of the Outstanding Planning Award from the N.C. Chapter of the American Planning Association for our Open Space & Historic Resources Plan; The Triangle's "bike friendliest community" and consistently named a National Bicycle Friendly Community; Now in its 30th year, Cary ’s Lazy Daze Arts & Crafts Festival was 2004 Overall Regional Event of the Year by the North Carolina Association of Festivals and Events and the South Carolina Festival and Event Association; the event draws 50,000 people to see and buy art from throughout the nation. Chosen as the hometown for the first residential community designed and built by Martha Stewart Living Omnimedia and KB Home. - Kelly Cobb |
Insurance >Home Warranties
You have just found a new home that you love and are planning to place your current home on the market. When the day arrives for your first open house, you begin to think of all of the things that could break down or go wrong. The air conditioner may stop working or your trusty old dishwasher might "bite the dust" the morning that the structural inspection is scheduled. Purchasing home warranty protection is one way to reduce these worries for you and your buyer.
The most popular warranty plans cover the home from the time it is listed until one year after the closing date. Although the details of these policies vary, there is usually a standard deductible of $35 to $100 (this amount differs from state to state). Many sellers purchase these warranties to make their property more attractive to potential buyers and to limit their liability in the event that a problem is discovered after the closing.
